BMS Programming — Building Management System

We programme and integrate Building Management Systems (BMS) for industrial and commercial facilities: HVAC, lighting, access control, energy and fire protection on a single control platform.

What is a BMS?

A BMS (Building Management System) is a centralised control system that supervises and automates all the technical systems of a building: HVAC, lighting, electrical supply, access control, fire detection and energy meters. It allows everything to be managed from a single interface and energy consumption to be optimised in real time.

In industrial facilities, the BMS complements the production SCADA: while the SCADA controls the production process, the BMS manages building utilities (compressed air, technical-room HVAC, lighting of warehouses and offices). At Bluemation we integrate both systems so that energy consumption data is available in the same supervision environment.

BMS systems and protocols

Siemens Desigo CC

Reference BMS platform for large facilities. Integrates HVAC, lighting, fire detection and access control on a single open platform.

Schneider EcoStruxure

Schneider's solution for energy efficiency and building management with IoT connectivity and cloud-based data analytics.

KNX / EIB

European standard protocol for building automation: lighting, blinds, climate and presence control in offices and industry.

BACnet / Modbus

Integration of HVAC equipment (Daikin, Mitsubishi, Carrier, York) and energy meters via BACnet IP, BACnet MS/TP and Modbus RTU/TCP.

N3uron / energy SCADA

Energy monitoring platform that centralises data from meters, PLCs and field devices for consumption KPI reporting.

Web remote access

Responsive web interface for building supervision from any device. Email or SMS alerts for consumption alarms or faults.

Frequently asked questions — BMS

Can the BMS be integrated with our existing production SCADA?
Yes. We integrate the BMS with production SCADA systems via OPC-UA, Modbus or REST API. Building energy consumption (electricity, gas, water) becomes available in the same dashboard as production KPIs.
Can you integrate HVAC equipment from different brands?
Yes. Through BACnet/Modbus gateways we integrate Daikin, Mitsubishi, Carrier, York, Trane and other equipment into a single BMS. The operator controls every unit from a unified interface, regardless of brand.
What is energy monitoring and what is it for?
Energy monitoring records electricity, gas, water and compressed-air consumption per zone, machine or process. It detects abnormal consumption, justifies efficiency investments and meets energy reporting requirements (ISO 50001, EU directive).
Are BMS systems only for large buildings?
No. A BMS is cost-effective from medium-sized installations onwards (industrial buildings, logistics centres, office buildings over 2,000 m²). For smaller facilities we offer energy monitoring solutions based on N3uron or lightweight SCADA at much lower implementation cost.
Frequently Asked Questions
What is a BMS and what kind of buildings need one?
A BMS (Building Management System) is a centralised control system for buildings that integrates HVAC, lighting, energy, security and access control on a single supervision platform. It is necessary in office buildings, hospitals, hotels, data centres, university buildings and any facility where energy efficiency and occupant comfort are priorities.
Which BMS platforms do you programme?
We programme Siemens Desigo CC, Schneider EcoStruxure Building, Honeywell, Johnson Controls Metasys, N3uron and open solutions based on BACnet/IP and KNX. We also develop custom solutions on Beckhoff TwinCAT with BACnet, Modbus and KNX protocols for installations that require maximum flexibility.
How much energy can a BMS save?
A properly implemented and tuned BMS can reduce a building's energy consumption by 15% to 35%, depending on the initial state of the installation. The biggest savings come from HVAC optimisation (schedules, setpoints, free cooling), lighting management and active consumption monitoring.
Can a BMS be integrated with an industrial process SCADA?
Yes. In industrial environments where a production plant and auxiliary buildings coexist, we integrate the BMS with the process SCADA on a unified supervision platform. This allows both the production process and the building systems to be managed from a single point.
What communication protocols do you use in BMS projects?
We work with BACnet/IP and BACnet MS/TP (the building standard), KNX (lighting and blinds), Modbus TCP/RTU (meters, drives), LonWorks and proprietary protocols from manufacturers such as Siemens or Schneider. The choice depends on the equipment installed and the BMS platform selected.
